Overview
Villa Maremma 2 is a magnificent nine bedroom luxury villa, completely restored and refurbished in 2009, set in a private estate with beautiful countryside views in the Maremma area of Tuscany. Situated only 25 minutes driving distance from the beach, the estate extends over 2300 acres of grounds and enjoys its own 18-hole (15 greens) golf course! Tee-off is less than a mile from the property. Close to the property there is a horse-riding centre for experienced riders which offers guided excursions of various durations and difficulty levels. The villa enjoys air conditioning and a tennis court. Rates include the preparation of daily breakfast and a welcome dinner on your first night.
Living Areas
On the ground floor of the villa is the kitchen with separate pantry. The kitchen is furnished with a breakfast table for six and is well equipped with appliances including a large American style fridge freezer; two ovens; a stove top with 10 burners; coffee maker; dishwasher; toaster; microwave; all kind of pots, pans, dishes, cutlery, glasses etc; water purification tank and double sink. The separate utility room houses a washing machine and tumble dryer for clients use. The impressive ding room has a large table with room for 18 guests and from here there is an adjacent sitting room and access to the front garden. The living room with traditional Tuscan fireplace has two card tables and it opens onto the picturesque garden and TV room. The TV room is equipped with a DVD player, a flat screen TV and satellite channels with English language news channels and a good selection of movie channels that can be watched in English. A further room is the billiard room which opens onto the loggia. Wi-Fi internet connection is available on the ground floor of the villa.
The first floor of the villa consists of the library equipped with fax, printer and broad band internet connection with a cable. From here there is access to the roof terrace where there is a wing of three bedrooms.
The independent silo building has an outside terrace and three floors. On the ground floor, there is a running treadmill and shower; on the 1st floor there is a fireplace, a sauna for 2 persons and a Jacuzzi bath for 2 persons. On the third floor there is a double bedroom.
Bedrooms and Bathrooms
Villa Maremma 2 sleeps a maximum of 18 persons. For larger parties, we recommend that this villa can be booked alongside Villa Maremma 1, which has seven bedrooms and is located nearby in the same estate.
There are eight bedrooms in the main villa (4 doubles and 4 twins) and one double bedroom in the unique separate silo building which is located in the grounds close to the main villa and has been recently renovated to a high standard to create a bedroom, shower room, sauna and jacuzzi bath room. All of the bedrooms benefit from a centralised air conditioning and heating system. On the ground floor there are 2 guest cloakrooms and a twin bedroom (also accessible for handicapped guests) that opens to the garden and each bed measures 1.20 x 2.00 metres; bathroom with double sinks, shower and bath. On the first floor there is a wing of three bedrooms accessed by the roof terrace. There is one double room with an en suite bathroom with bath and separate shower unit; one twin bedroom with an en suite shower room and one double bedroom with an en suite bathroom with shower and separate shower unit and a safe. The bedrooms on this wing do not have direct internal access to the main house. There are four further bedrooms on the first floor of the main house, a twin bedroom with an en suite shower room; a double bedroom with an en suite shower room; a twin bedroom with an en suite bathroom with bath and separate shower unit; and a double bedroom with an en suite bathroom with bath and separate shower and a safe. On the top floor of the separate silo building is a double bedroom with a queen sized Japanese futon style bed (that measures 170 x 190 cm) and an en suite bathroom with shower.
Outside Space
Outside, the scenic countryside views at Villa Maremma 2 are quite simply beautiful. There are three swimming pools, Pool 1 measures 5 x 5 metres, with a depth of 50cm (great for children); Pool 2 measures 5 x 10 metres with a depth of 1 metre; Pool 3 measures 5 x 15 metres, with a depth of 1.50 metres. The pools are open between the 15th May and the 15th October.
Next to the poolside terrace, the pool house is complete with an outdoor bar with large refrigerator and ice maker, a bathroom with shower and a traditional barbecue. There are several terraces and outside dining on the patio with a dining area for 18 guests. The garden is spacious with an extensive lawn and here you will find the separate, recently renovated silo building.
The tee-off for the private 18 hole (15 green) golf course is less than a mile from Villa Maremma 2. All golf players must have a certified maximum handicap of 36. Players without a handicap are not allowed. Buggy, trolley and club hire is available (payable locally) and it is recommended that you bring your own equipment such as balls and tees. Rounds of golf can be pre-ordered or arranged while you are on holiday, subject to availability. For the “sailors” amongst you, it is possible to organise sailing trips to the islands of the Tuscan archipelago on board “Templars’F”- a Baltic 51.
The horse riding centre is located close to the villa and offers excursions, as well as boxes and paddocks. The horse riding is only for experienced riders, not for beginners.

The housekeeper of the villa will be happy to provide a foodpack for you upon arrival, the price will be the hourly cost of the maid to do the shopping, plus the receipt for the groceries. Please advise us of the list of groceries you would like to have when you arrive.
The Breakage deposit for this villa is Euro 3000 which can be paid pre-departure by credit card.
