Overview
Villa Rupoli is an outstanding three bedroom villa located next to the Etruscan town of Panzano in Chianti. Set in landscaped grounds with several terraces and a very special infinity pool positoned in a literally stunning setting, the property enjoys magnificent far reaching countryside views. Villa Rupoli sleeps 6 persons on a self catering basis, and the rate includes a welcome dinner and the shopping and ingredients for your first breakfast.
The villa has approximately 350 m² of interior space with 3 Air Conditioned bedrooms, 4 bathrooms, large living and dining areas, and has been totally restored to a high standard using top-quality local materials. The large windows throughout the property capture the stunning views at many different vantage points in the villa. The unique infinity swimming pool, strategically positioned to appreciate the surrounding vistas, offers the perfect place for relaxation. There is ADSL, satellite TV and gas central heating (payable locally and upon request in the cooler months). The property is approached by a private gravel road through woodland and vines.
Living Areas
The ground floor consists of a fully equipped kitchen; a spacious and bright dining room which opens to the large living room with Tuscan fireplace and the panoramic terrace; studio; sitting room with fireplace and one full bathroom with tub and shower. There is also a laundry and storage room (separate entrance).
The main kitchen is fully equipped with appliances including an American fridge freezer with ice maker, dishwasher, double oven, coffee machine, gas hobs and extractor. There is a washing machine and tumble dryer in the separate utility room.
On the garden terrace level of the property, overlooking the pool, there is a bathroom with shower and an additional kitchen with ice maker, fridge, dishwasher, gas hobs, coffee maker and wine cooler. The attractive garden is very well maintained throughout.
The living room has beautiful views of the countryside and features a flat screen TV with satellite channels with English language news channels, a few entertainment channels and a good selection of movie channels that can be watched in English. There is also a DVD player complete with a selection of DVDs.
Bedrooms and bathrooms
The bedrooms are located on the first floor of the villa, and are all double rooms that can be made up as twins upon request. All of the bedrooms are Air Conditioned and there are TVs and DVD players in two of the rooms. Bedrooms one and two share an adjacent shower room, and master bedroom three has an en suite shower room and once again, great views.
Outside Space
The infinity pool measures approximately 14 x 7 metres and can be heated by gas upon request, please enquire at the time of booking. There is a hot and cold shower next to the pool, and plenty of room to relax on the poolside sunloungers and take in the stunning panoramic views of the Tuscan countryside, the town of Panzano and the historical villas in the area.
Location
The closest town to Villa Rupoli is the lovely hill top town of Panzano, which is just 2kms away. Nearby Greve in Chianti is located just 3 km away. In both towns you will find a wide selection of excellent local restaurants and amenities. Florence is 33kms away, Florence airport is 1 hour away and Pisa airport 1.5 hours.

Rates include electricity, water, daily maid cleaning service 3 hours a day, towels changed twice a week, bed linen changed once a week, welcome dinner for the first evening (cold food with fresh ingredients), shopping and ingredients for the first breakfast, Internet access, Air Conditioning, final cleaning.
The following services and items can be requested and paid for locally:- Heating, firewood, telephone, additional maid service (12 Euro per hour), dinners and breakfasts upon request, first shopping, massages, gas heating for the swimming pool. The breakage deposit for this villa is 1000 Euro which can be paid pre-departure by credit card. The housekeeper of the villa will be happy to provide a foodpack for you upon arrival, the price will be the hourly cost of the maid to do the shopping, plus the receipt for the groceries. Please advise us of the list of groceries you would like to have when you arrive.

It has to be said that Italian home cooking really is second to none, with the use of tasty seasonal and local ingredients and complimented by a glass (or two!) of the fine local Chianti wines. You can spend many a fine evening relaxing at your villa with your family and friends, enjoying the excellent food and the stunning scenery, long into the Summer evenings.
In addition to the stunning scenery and the tranquil, relaxing environment that the Tuscany region affords, there is also plenty to do with your family and friends!
