Vivenda Filis is an extremely impressive and premium quality four bedroom villa located very close to the luxury resorts of Vale do Lobo & Quinta do Lago, with a gated entrance and off road parking on the villa forecourt. Recently refurbished to a high standard with modern decor throughout and electric shutters with individual room controls. Wi-fi and air conditioning throughout are included in the rental rates.

The villa has been built on 3 levels, the ground floor has the kitchen, dining area, TV room, lounge, guest bathroom and bedroom one. The upper level has bedrooms two, three and four; the lower level has the games room and a soundproofed home cinema.

This premium quality property is perfect for your family holiday and features include an outside children's play area with a slide and two swings, a heated pool (for a weekly supplement); games room complete with pool table & table football table.

The Wi-fi internet is available throughout the house, with boosters both upstairs and downstairs.

Living Areas

Enter into the main hallway walking through to the lounge/dining area with ample comfortable seating, split unit air conditioning, log burning fireplace and three sets of patio doors opening onto the wrap-around upper terrace overlooking the pool. The dining area has a table and seating for eight people. To the left of the lounge is the TV room with a/c, comfortable seating and a wall mounted flat screen TV showing a wide range of Lazer cable channels, including English language channels BBC, ITV, BT Sports and Sky sports.

The kitchen, which includes split unit air conditioning, is modern in design and well equipped with appliances including an electric oven and grill with six gas hobs, a Smeg juicer, toaster and kettle, coffee maker, microwave, dishwasher, an American style fridge freezer with ice maker and Marshall bluetooth speaker. Filtered drinking water is available via a special kitchen tap. The utility room with split unit air conditioning is accessed externally and houses the washing machine, tumble dryer, iron and ironing board.

The lower level of the villa is packed with entertainment treats. The air conditioned games room includes a pool table and a table football table, and the bar area with wine chiller, dishwasher and drinks fridge. The bar area has a Sonos speaker, you can download the app to stream your favourite music from your smart device.

There is a soundproofed home cinema with surround sound and projector screen which plays the Lazer cable channels and films on the blu-ray DVD player. Netflix, Amazon and Apple TV are available, please bring your own log-in details.

Bedrooms and bathrooms

Bedroom one is on the ground floor of the villa, and this is a double bedroom with a/c and an en suite bathroom with a large walk-in shower unit. There is also an additional guest cloakroom situated off the entrance hallway.

Bedrooms two, three and four are on the first floor of the villa. Bedroom two is ideal for children, with twin bunk beds, a/c and an en suite with large walk-in shower unit.

Bedroom three has a double bed, a/c and an en suite shower room. Bedroom four is the master suite with double bed, a/c, double wardrobes with safe, and a large en suite bathroom with bath and double vanities. The upper level hallway has patio doors opening onto a terrace with seating overlooking the entrance to the property.

Outside Space

The villa swimming pool is a saltwater pool and measures approximately 12 x 5 metres with steps entry and it can be heated for an weekly supplement charge. There is an electric pool cover available to help retain the heat. There are eight sun loungers available. The pool area is flanked by lawn gardens, where there is also a children's play area with a slide and two swings.

On the upper (property level) terrace there is a free standing gas BBQ with a sink and food preparation area and dining table with seating for 8 persons. The terrace is also furnished with comfy outside seating to relax and soak up the Algarve sunshine whilst enjoying the far reaching countryside views and the mature gardens with palm trees. At the front of the property, there is plenty of space for parking on the villa forecourt, protected by the electric entry gates.

Location

Vivenda Filis is located within close driving distance of the prestigious golf resort of Vale do Lobo and Quinta do Lago is also close by. The lively Vale do Lobo Praca and some of the Algarve's most beautiful beaches are just a few minutes away and there are a wide range of excellent restaurants in the local area.

In terms of driving distances, Vale Do Lobo is approximately 3 minutes by car, Quinta Do Lago approx 5 mins and the town of Almancil less than 5 mins. BJ's beach restaurant is 5-10 mins, Quarteira is slightly further and Vilamoura is just over 10 minutes away. The Aquashow waterpark is only 5-10 mins drive away too. Vivenda Filis has a superb central location!

Rates include a maid cleaning service 3 x per week, towels changed midweek and weekly; linen changed weekly. Pool towels, hairdryers and a safe are provided for your convenience.

Underfloor heating is available in the low season months for an weekly supplement.
