Overview

This high end villa for 8 persons enjoys a very quiet location with outstanding views and assures relaxing holidays in a peaceful, uncontaminated environment. The bright and well cared property was completely and tastefully restored during the past two years by the current owners and now offers contemporary comfort in a private setting far from noisy roads, crowded towns and hectic traffic.

Living Areas

Located on the ground floor there is an entrance from the garden, entrance hallway, dining room with exit to the garden. A few steps lead down to an area with a desk and then a few further steps lead down to the living room with fireplace and Satellite TV. There is a spacious kitchen with second dining table and exit to the terrace, a separate laundry and storage room, and a full bathroom with shower.

The kitchen is fully equipped, with high end equipment and appliances including an oven, dishwasher, refrigerator and freezer, additional big refrigerator / freezer in the pantry room, kettle, stove top, microwave, American coffee maker, toaster and kettle. Washing machine.

Bedrooms and bathrooms

The villa has 4 bedrooms, of which 1 twin bedroom is best suited for two children or teenagers.There are 3 full bathrooms, of which one is en suite with bathtub and then 2 (shared) bathrooms with shower.

All of the bedrooms are on the first floor of the villa. Bedroom one is a double bedroom with en suite bathroom (Jacuzzi tub) and exit to a side terrace and the garden. Bedroom two is a double bedroom with a very panoramic balcony. Bedroom three is a double bedroom with big arched windows and bedroom four is a twin bedroom (best for two teenagers or two children) with bathroom (shower).

Outside Space

Spacious outside dining area with outdoor gas-heating, accessed from the kitchen, the living room and from the pool area. Two BBQ areas, one covered next to the kitchen, one with a summer kitchen. There are additional terraces, lawn gardens, a covered outside dining area with garden gas heating, a vegetable garden, herb garden and boule court. Secure fenced space for parking.

The private swimming pool measures 12 x 6 metres and has several toys and items available for children to play with. The pool and pool area are elegantly it. The outstanding views look out over the Chianti hills and the beautiful surrounding landscape.

Closest village is Panzano in Chianti (7 km). Access to the villa is via an unsealed road (2.4 kms).

Rates include electricity consumption up to 300kW; cooking gas; water; use of private swimming pool; final cleaning service, Wi-fi Internet, bed linen and towels, one bottle of wine and one bottle of olive oil, use of vegetable garden for personal consumption, use of herb garden, use of gym, use of mountain bikes and helmets, use of boule court. Hairdryers and pool towels are provided for your convenience. First supply of paper towels, soaps and detergents.

The following items can be requested and are paid for locally- Electricity over 300kW, heating, fire wood, additional maid service €12 per hour, dinners upon request, first shopping service, babysitter, breakfast service, tourist tax (see below).

The breakage deposit for this villa is 1000 Euro which can be paid pre-departure by credit card.

Please note- There is a local tourist tax for villas and apartments, the cost is 2.00 Euro per person per night for a maximum of 7 nights and it is payable locally, the charge is applicable to all guests aged 14 years and over.
