Overview

Villa Claudia is a spacious and luxurious villa that has been remodelled and equipped as the residence for a thriving boutique vineyard. Belonging to a prestigious winery within the famous vineyards of Panzano in Chianti, Villa Claudia sleeps up to 12 people on a self-catering basis. The villa reflects traditional Tuscan architecture with white-washed and stone walls, wood beamed ceilings and cotto floors and is conveniently located near the village of Panzano (3 km) with shops and facilities.

Living Areas

This luxurious stone villa features a large gourmet kitchen and dining room with separate “work kitchen” and a gym with flat screen TV. On the ground floor there is a small courtyard a sitting room and a gym. The gym features top of the range equipment, including a Life Cycle bicycle machine, True treadmill, rowing machine, cross-trainer, free weights and a flat screen TV with satellite channels. This is a separate system to the other satellite system in the house, and includes English language news channels and a good selection of movie channels that can be watched in English. There is also a comprehensively equipped kitchen which includes a granite island, cabinets and appliances for gourmet cooking, Gaggenau oven and microwave, Rossieres gas stove with 2 additional ovens and two smallish sinks for food preparation, raised fireplace suitable for grilling and Sub-Zero refrigerator/freezer. There is a separate work kitchen and a laundry room with washing machine and tumble dryer. From the ground floor there is access onto a spacious patio.

The comfortable living room is on the first floor and has access to a large terrace with dining table overlooking the countryside. The living room is complete with satellite TV, VHS and a DVD player and a large collection of DVDs and videos. The villa features wireless DSL internet access and there is also a laptop at the villa for client's usage. There is also a satellite navigator provided to assist navigation on day trips and there is a telephone in the villa for incoming calls.

Off the reception area, and when this accommodation is booked for 12 persons, there is a separate apartment accommodation with an open-plan living/dining/kitchen area. The kitchen comprises - gas hob & electric oven, microwave and dishwasher.

Bedrooms and Bathrooms

The villa has 5 double rooms, 4 of which can be prepared as twins. One of the bedrooms has air conditioning and all other bedrooms have ceiling fans and excellent air flow with screens on all windows. The bedroom on the ground floor is a double room with fireplace, en-suite bathroom (shower) and a small private terrace. The rest of the bedrooms are on the first floor. Bedroom two is the master double bedroom with fireplace, separate dressing room and en-suite bathroom (shower). There is a sofa bed in this room that can sleep an extra 2 persons upon request. Bedroom 3 is a double bedroom with a small private balcony and en-suite bathroom (shower). Bedrooms 2 and 3 are interconnecting and bedroom 3 has the only double bed that cannot be split into two twins. Bedroom 4 is a double room with air conditioning and bedroom 5 is also a double bedroom. Bedrooms 4 and 5 share a bathroom with a tub and separate shower unit.

The villa has 4 bathrooms - 3 shower rooms and 1 shared bathroom with a bath tub and separate shower unit. There is also a cloakroom WC on the ground floor. In each bathroom there is a hairdryer and all natural shampoo, conditioner and soap are provided.

Off the reception area, and when this accommodation is booked for 12 persons, there is a separate apartment accommodation with 1 twin bedroom (made up as a double) with ceiling fan and en-suite shower room (also housing washing machine & tumble drier). Additional room with convertible sofa bed (to sleep 2 children).

Outside Space

The villa sits on 130 acres of its own vineyard and woodland and throughout the grounds of the property you can experience stunning views onto the Tuscan landscape. There are several terraces and patios with a gas barbecue and outdoor heating next to the dining table for 10 or more persons. The gardens are spacious with a lawn, and the fenced saltwater swimming pool measures approximately 15 metres x 5 metres and has solar powered heating. There is no extra weekly charge for the solar powered pool heating which will heat the pool by a few degrees, however this form of pool heating is dependent on the season and number of sunshine hours. Except for the caretaker/winemaker’s apartment and ongoing winemaking, the property is for the sole use of the renters. The property has plenty of parking space.

Location

The closest village to Villa Claudia is the picturesque village of Panzano, located just 3 km away. In Panzano you will find a lovely selection of local restaurants, eateries, a supermarket and a chemist. Castellina in Chianti is 8kms away, Ugolino golf course 27 kms and Florence is 34kms away. Siena is just 40 minutes away and Florence airport 1.5 hours.

In addition to the stunning scenery and the tranquil, relaxing environment that the Tuscany region affords, there is also plenty to do with your family and friends. Practice your Italian cooking, wine tastings in the fabulous Chianti vineyards, walking in the hills and olive groves, swimming in your private pool, bicycle rides, tennis, golf, visits to the beautiful local villages, and not forgetting trips to the magnificent cities of Florence and Siena, both of which are steeped in history and tradition.

Other Items

Rates include electricity; cooking gas; water; use of swimming pool and a maid cleaning service, change of towels and sheets on Wednesdays and Saturdays. Basic provisions provided (ie dish & laundry detergent, paper towels, soap, sponges, toilet paper and rubbish bags). All guests staying at Villa Claudia are entitled to wine tasting and a tour of the vineyard free of charge.

The following additional services can be organized upon request and are payable locally to the service provider- grocery service; first shopping service; additional maid service; cooking service; breakfast service and meals prepared by a gourmet chef are all available, please contact us for further details. The housekeeper of the villa will be happy to provide a foodpack for you upon arrival, the price will be the hourly cost of the maid to do the shopping, plus the receipt for the groceries. Please advise us of the list of groceries you would like to have when you arrive.

For bookings outside of the Summer months of May to September, additional gas heating may be required which is payable locally, please enquire for further details. The breakage deposit for this villa is €1000 Euro which can be paid pre-departure by credit card.

There is a local tourist tax for villas in the district of Panzano and Greve, the cost is 2.00 Euro per person per night for a maximum of 7 nights and it is payable locally, the charge is applicable to all guests aged 14 years and over.
