Overview

Villa Maremma 1 is a beautifully decorated seven bedroom luxury villa set in its own oasis of natural beauty in the Maremma area of Tuscany. Situated only 25 minutes driving distance from the beach, the estate extends over 2300 acres of grounds and enjoys its own 18 hole (15 greens) golf course! Tee-off is less than a mile from the property. Close to the villa there is a horse-riding centre for experienced riders which offers guided excursions of various durations and difficulty levels, and the villa features air conditioning, a Turkish bath and a tennis court. Rates include the preparation of daily breakfast and a welcome dinner on your first night.

Living Areas

Enter into the double entrance hall on the ground floor which leads through to the spacious and cosy living room. The central fireplace is surrounded by lots of comfortable seating and there is also a card table and CD player. There is a separate TV room which is equipped with a projector and screen, DVD player and satellite TV, with English language news channels and a good selection of movie channels that can be watched in English. The large kitchen is fully equipped with an American fridge freezer, gas hobs, coffee maker, 2 dishwashers, toaster, microwave, all kind of pots, pans, dishes, cutlery, glasses etc. The washing machine and tumble dryer is located in the adjacent laundry room. Next to the kitchen is the splendid dining room, with a traditional Tuscan fireplace. If you need a bit of space there is a studio with internet connection and also on the first floor of the main villa there is a billiard room with a large pool table and doors to the first floor terrace, which is a lovely spot to relax and enjoy the perfect countryside views.

The separate barn is self contained with an open plan lounge/ dining area; oven, electric hobs and integrated fridge freezer; double bedroom with flat screen TV and satellite channels.

Bedrooms and Bathrooms

Villa Maremma 1 sleeps a maximum of 14 persons. For larger parties, we recommend that this villa can be booked alongside Villa Maremma 2, which has nine bedrooms and is located nearby in the same estate.

There are six bedrooms in the main villa (3 doubles and 3 twins) and one double bedroom in the separate barn which has been recently renovated to a high standard and which enjoys the same beautiful countryside views across the fields as the main villa. All of the bedrooms benefit from air conditioning and heating. The first floor of the main villa consists of two master bedrooms with king size beds, each with an en suite bathroom with a bath and separate shower unit; one twin bedroom with an en suite shower room; one twin bedroom with an en suite bathroom with bath and separate shower; one double bedroom with a king sized bed and one twin bedroom that share a large bathroom with bath and separate shower unit. The separate self-contained barn houses bedroom seven which has an en-suite shower room with a large walk-in shower unit. The barn also benefits from a centralised air conditioning system.

Outside Space

The swimming pool measures approximately 5.5 metres x 11 metres and the poolside terraces take full advantage of the fabulous far reaching countryside views. The pool is open from mid-May to October. There is a shower room next to the Turkish bath in the pool house.

This villa is a real treat for those who enjoy the outdoor life as there is a private tennis court located close to the villa, a nice vegetable garden, opportunities for al fresco dining on the patio, a traditional BBQ and extensive lawns - not forgetting the nearby horse riding centre and the villa estate's private golf course.

The tee-off for the private 18 hole (15 green) golf course is less than a mile from Villa Maremma 1. All golf players must have a certified maximum handicap of 36. Players without a handicap are not allowed. Buggy, trolley and club hire is available (payable locally) and it is recommended that you bring your own equipment such as balls and tees. Rounds of golf can be pre-ordered or arranged while you are on holiday, subject to availability. For the “sailors” amongst you, it is possible to organise sailing trips to the islands of the Tuscan archipelago on board “Templars’F”- a Baltic 51.

The housekeeper of the villa will be happy to provide a food pack for you upon arrival, the price will be the hourly cost of the maid to do the shopping, plus the receipt for the groceries. Please advise us of the list of groceries you would like to have when you arrive.

The Breakage deposit for this villa is Euro 3000 which can be paid pre-departure by credit card.

Please note- There is a local tourist tax for villas and apartments, the cost is 2.00 Euro per person per night for a maximum of 7 nights and it is payable locally, the charge is applicable to all guests aged 14 years and over.
