A luxurious and welcoming residence, with 5 bedrooms, including 3 bedrooms with en-suites, Villa Le Poiane can accommodate up to 10 persons, in space, comfort, and privacy, and is the ideal choice for a family or a group of friends looking for an unforgettable vacation in Tuscany.

Surrounded by extensive grounds, and offering a view of picturesque Lake Massaciuccoli, famous for its natural beauty and its connection to the life of composer Giacomo Puccini, Villa Le Poiane provides a place full of energy and culture to immerse yourself in.

Every detail of the villa has been carefully curated, including every corner of the garden, which offers perfect spaces for sunbathing, relaxing, and admiring the lovely views Villa Le Poiane affords.

One of the highlights of Villa La Poiana is its exclusive wellness area, featuring a lake-view pool, a heated hot tub, and a sauna.

Note - Access Road: Paved Road, but please note that the last 50m are made of a very steep uphill pathway.

LIVING AREAS

The villa is set over two levels.

Ground floor – Upon entering the property, there is a spacious foyer and a guest cloakroom.

This leads to a comfortable living room with two brown leather sofas & 2 easy chairs, Satellite TV, WIFI, fireplace and door to terrace. If you are a music enthusiast, there is even a piano!

The living room leads to the dining room, elegantly dressed, with table & chairs, and door to terrace, and a fully equipped kitchen with central island – hob & oven, microwave, dishwasher, washing machine and door to terrace.

BEDROOMS AND BATHROOMS

The villa is set over two levels.

Ground floor – Upon entering the property, there is a spacious foyer and a guest cloakroom.

This leads to 1 double bedroom with doors to terrace and en-suite shower room. There is a further double bedroom with doors to terrace and en-suite shower room (no window) – access from the outside only.

First floor – accessed by a stone staircase (18 steps) – a corridor leading to 1 double bedroom with doors to terrace and en-suite shower room, 1 further double bedroom with doors to terrace, 1 twin bedroom with doors to terrace, 1 shower room and a Spa with sauna & shower.

OUTSIDE SPACE

Every detail of the villa has been carefully curated, including every corner of the garden, which offers perfect spaces for sunbathing, relaxing, and admiring the lovely views, which Villa Le Poiane affords.

There is a covered terrace with comfortable sofas, an ideal spot for enjoying an aperitif, while there is a dining table & chairs adjacent for unforgettable lunches and dinners alfresco.

A stone staircase (35 steps) leads down to the swimming pool area. The swimming pool, with panoramic view of Lake Massaciuccoli, measures 8m x 3.5m (depth of 1.45m throughout).

On one side of the swimming pool, there is a hot tub which measures 3.5m x 3.5m.

Note - The heated hot tub and the sauna, must be requested in advance.

Due to the variable weather conditions, the "heated hot tub" can only be heated upon request. Both at a supplementary charge.

OTHER ITEMS

The first cot and highchair are available on request, provided free of charge. Any further cots and highchairs are available on request, at a supplementary charge.

The villa will be cleaned and fully prepared for arrival. There will be a light clean and change of bed linen & towels after 7 days.

Final cleaning charge of 350 euros at the end of the stay.

Electricity, upon consumption, charge of 0.70 euros/kWh usage.

Air-conditioning in the open plan living/dining & kitchen area, and the bedrooms, at a supplementary charge (note - this comes under electricity usage, charge of 0.70 euros/kWh usage).

The swimming pool is open all year.

Note - The heated hot tub and the sauna, must be requested in advance.

Note - Tourist tax is not included in the villa rental rate and the villa may be subject to this. Tourist tax varies per area and will be advised by the villa owner & local agent on arrival & check-in at the villa accordingly, this charge is applicable to all guests aged 14 years and over.
