Perched on the hillside, Villa Viola is a beautiful stone farmhouse, which offers spacious and comfortable accommodation on two levels. On the ground floor are the living, dining and kitchen areas as well as a sun room which overlooks the garden and swimming pool. It is lovely property for a large family or party wishing to holiday together but looking for independence in the layout of their accommodation, with two bedrooms on the ground floor and the remaining four bedrooms on the first floor. Just a short drive to the lovely hilltop villages of Casale Marittimo, Guardistallo and Montescudaio when dinner out calls!

Ground Floor - 2 twin bedrooms, both with air-conditioning and en-suite full shower room.

First floor – 1 bedroom with “four-poster bed”, air-conditioning and en-suite full shower room.

1 bedroom with “four-poster bed” and in room wash hand basin & shower cubicle and separate toilet & bidet.

1 bedroom with “four-poster bed”, air-conditioning and down two steps to en-suite full shower room.

Down two steps to 1 twin bedroom with air-conditioning and en-suite full shower room.

Outside Space

Doors lead out from the living/dining area to a pergola covered terrace, with table and chairs, and a built-in barbecue for alfresco dining.

Exterior access to utility room with washing machine and tumble drier.

The swimming pool is heatable and to be advised with a minimum of 3 weeks’ notice if required. The pool will be heated to a max of 27/28 degrees.

The swimming pool has an alarm system between the villa and the swimming pool and, when activated, the alarm will go off if someone crosses this line.

Pool fencing is available on request, at a supplementary charge of 150 euros, and to be advised with a minimum of 4 weeks' notice if required.

The first cot and highchair are available on request, provided free of charge. Any further cots and highchairs, are available on request, at a supplementary charge

The villa will be cleaned and fully prepared for arrival. There will be a light clean and change of bed linen & towels after 7 days.

Final cleaning charge of 390 euros at the end of the stay.

Air-conditioning & Central heating, available on request, at a supplementary charge - charge based upon consumption. AC at 0.90euros/kwatt & Gas for CHT at 6.90 euros/m3 gas.
