The accommodation is distributed over two floors, a beautifully designed villa with large and bright spaces, elegant furniture, and quality services and equipment throughout.

On the ground floor, there is a spacious and comfortable living/dining room, a fully equipped kitchen and 1 bedroom – a double bedroom with en-suite shower room. Steps lead down to the lower level with 2 further bedrooms – twin bedrooms and a further shower room. There is also an independent apartment, all open plan with sitting area & kitchenette (with sink, fridge, kettle & toaster), twin beds & a shower room.

For many the best feature is the outside, the swimming pool with cascading water feature, solarium with sun loungers, perfect for relaxing and enjoying moments of peace and quiet. Enjoy a swim with a view or simply relax and lose yourself in the horizon! There are several terraces, as well as outdoor dining areas with barbecue, a perfect setting to discover one of the best sunsets on the island. Without a doubt... a memorable experience!

Living Areas

A gated entrance and driveway up to parking area and around to the left-hand side & steps up to villa entrance;

Ground floor – entrance hall, living room with a comfortable sofa & 2 armchairs, Satellite TV, DVD player, WIFI and doors to terrace, archway to dining area with table & chairs, cream-coloured fitted kitchen with gas hob & electric oven, microwave, dishwasher, washing machine and doors to terrace.

Bedrooms and bathrooms

A gated entrance and driveway up to parking area and around to the left-hand side & steps up to villa entrance;

Ground floor – 1 double bedroom with doors to terrace and ensuite shower room.

Lower ground floor – steps down from the entrance hall - 2 twin bedrooms, 1 shower room.

Independent apartment, all open plan with sitting area & kitchenette (with sink, fridge, kettle & toaster), twin beds & a shower room.

Please note that the sleeping is restricted to 6 persons.

Outside Space

Doors lead out from the living/dining area to a covered terrace on two sides of the property, one with 2 comfy sofas and the other with table & chairs. There is a built-in barbecue for alfresco dining. The L-shaped swimming pool, with stone step entry, and cascading water feature, is set in an open terrace surround, with sunbeds & parasols, a lovely spot for sunbathing. There is a covered pergola to the side for shade from the midday sun. Wonderful views across and down to the bay of San Antonio.

Note – the first floor of the property is a roof terrace, which is not accessible to guests.

Villa Sa Rota Family is set on the hillside, in the quiet residential area of Can Germa, up above San Antonio.

San Antonio is a known for its many bars, cafes, restaurants and its lively nightlife. Its promenade runs from the port to the quiet beaches of S'Arenal and Es Pouet.

The villa will be fully prepared for arrival, all beds made up & all bathrooms/shower rooms prepared.

There is a compulsory cleaning charge, which is shown in the supplemental items box under the pricing for the villa, which implies the following;

For stays of more than 7 nights, for 8-10 nights - a clean of the bathrooms/shower rooms & the kitchen is carried out, and for more than 10 nights - a clean of the bathrooms/shower rooms & the kitchen, as well as a change of linen & towels, is carried out.

There is a local tourist tax called ECO TAX for all visitors to the Balearic Islands, the cost is 2 Euro and 20 Cents per person per night for persons 16 years and over for the first 8 nights, after which the rate reduces to 1 euro 10 cents per night. This tax is payable by the visitor; however, it is collected by Sun-hat Villas & Resorts on the final accommodation invoice and passed by our local agents to the Balearics Government.
